The lending barrier

A young couple has reliable incomes but limited savings. Their parents are willing to offer additional property security rather than gift a cash deposit.

How we approached it

Assess whether the couple can support the full debt from their own accepted income. Compare eligible limited-guarantee structures, purchase costs and savings requirements. Confirm the parents’ exposure and document the lender’s conditions for a later guarantee release.

The outcome

The couple could purchase with less than 5% genuine savings and no LMI if the lender accepts the structure. An illustrative review after 18 months could support releasing the guarantee if repayments, valuation and other lender conditions permit.

What this means for borrowers

A guarantee exposes the parents’ property to risk. Release requires lender approval; reaching a particular LVR or expecting capital growth does not make release automatic.

Questions about this case

Is the guarantee automatically released at 80% LVR?

No. The lender must approve the release and may require a new valuation and other checks. An 18-month review is an illustrative timeframe, not a promised release date.

This is an illustrative scenario comparable to deals we have handled for our clients. Figures and outcomes are examples; lending remains subject to individual assessment.
