Lending for complex property and career plans

We assist with home upgrades, investment portfolios, refinancing and equity access for renovations or further investment. For eligible professions, some lenders may offer profession-specific pricing or loan-to-value policies, subject to current criteria.

Potential LMI waivers and high-LVR pricing benefits

Eligible professionals may have access to lender policies that waive lenders mortgage insurance (LMI), reducing a significant upfront cost when borrowing above 80% of the property's value. Some lenders may also offer eligible borrowers the same advertised interest rate at 90% LVR as at 80% LVR. These benefits are not available from every lender and depend on the applicant's profession, income, loan purpose, property, credit position and the lender's current policy.

Common questions

Will lenders include my bonus or commission?

Some lenders may include eligible variable income where there is sufficient history and evidence, often applying their own adjustments. Treatment differs by lender and employment type.

Are special home-loan policies available for professionals?

Yes, in some cases. Selected lenders may waive LMI for eligible professions, and some may offer the same advertised rate at 90% LVR as at 80% LVR. Profession lists and eligibility rules vary, and occupation alone does not guarantee approval, an LMI waiver or a particular rate or loan-to-value ratio.

Can I use home equity for investment or renovations?

Potentially. The lender will assess valuation, servicing, purpose and supporting evidence. We can compare a loan increase, separate split or refinance and explain the cost and structure trade-offs.
