The lending barrier
A tradesman with 14 months of ABN history and a PAYG nurse partner wants to replace a house with a duplex: one dwelling to live in and one to rent out.
How we approached it
Find out whether a lender can accept the combination of short trading history, alternative income documentation, duplex construction and a family guarantee. Review business records, the partner’s income, proposed rent, valuation and build contract. Confirm the security structure and guarantee exposure before proceeding.
The outcome
A lender that accepts the complete combination could fund the purchase and build without requiring the business to reach two years of trading. This is a possible assessment pathway, not a promise that such a product is available for every proposal.
What this means for borrowers
Several acceptable features in isolation do not establish that a lender will accept them together. Tax treatment should be reviewed separately with the client’s accountant.
Questions about this case
Why is this more complex than an ordinary construction loan?
The application combines a short business history, alternative income evidence, mixed owner-occupied and investment use, and family security. A lender must accept the complete proposal.
This is an illustrative scenario comparable to deals we have handled for our clients. Figures and outcomes are examples; lending remains subject to individual assessment.
